Who Can Live at 30 North?
30 North will be leased exclusively to UNF Students, Faculty and Staff.
Is 30° North considered a residence hall?
Although we are located at the UNF Campus, we are not directly associated with the campus residence halls. 30° North is private student housing with official UNF Affiliated Housing status—offering independent, apartment-style living paired with campus connection.
What Does Individual Leasing Mean?
Forget the stress of splitting rent. With our by-the-bed leasing, you sign a twelve-month lease for your room only. Each lease has a private bedroom with a private bathroom. It’s the simple way to live and the financial security you deserve.

Are Your Apartments Furnished?
Yes! Each apartment come fully furnished with modern appliances and designer furniture, so you can move in and start living the Osprey life immediately.
What furniture is included in my apartment? Can I bring my own?
Every apartment comes fully furnished with designer pieces, including a 55” mounted smart TV in every living room.Because all homes are fully furnished, we cannot remove, store, or swap out our standard furniture package. You are welcome to bring personal accent items.

How Far is 30 North From UNF?
Take advantage of the convenient UNF shuttle stop with pick up from the clubhouse. Prefer other means of transportation? No problem! 30 North is just a short drive, bike ride, or walk away from the heart of UNF’s campus.
Is There On-Site Management?

How Do I Submit A Maintenance Request?
We’re here to help! Simply log into your resident portal or contact the office to request a repair. Our dedicated team will prioritize your needs for a swift resolution. Emergency maintenance services available 24/7.
Do you require a guarantor?
Yes. Because our apartments are a student housing community with individual per-bed liability leases, all student applicants must have a qualifying guarantor who meets our credit and income standards. Detailed financial qualifications, alternative approval pathways, and documentation guidelines are outlined in our Rental Qualifying Criteria.
Do you require renters insurance?
No proof of third-party policy is required for lease compliance. All residents are enrolled in the community’s mandatory Risk Protection Program ($15/month), which covers landlord property damage and liability.
Important Note: The Risk Protection Program covers structural property incidents only and does not cover personal belongings or personal property loss (e.g., laptops, electronics, furniture, clothing). While not required to be submitted to the leasing office, we strongly encourage every resident to carry an individual personal renters insurance policy for personal property coverage.
What are the four steps involved in leasing at 30 North?
Leasing at 30 North takes four steps. First, choose your floor plan, click “Apply Now,” and submit your application with the $175 non-refundable fee, and your guarantor will receive an email invitation to complete their portion. Second, your application is screened by third-party services, then you e-sign your lease and management countersigns. Third, within one week of lease execution you will receive a RoomSync invitation, and completing your matching profile is required to secure your bedroom and roommates. Fourth, first month’s rent, the $250 redecoration fee, and the $150 hospitality fee are due in July 2027 before move-in, with monthly charges for the $15 Risk Protection Program fee, $5 utility billing fee, and utilities starting in August 2027.
